Current Residents:

Where do I pay my rent?
When is the rent due?
  • Rent is generally due on the 1st of the month and has a grace period through the 5th of the month. Refer to your lease for your contract specifics.
Someone is parked in my reserved space?
  • Please submit a maintenance request, including your parking space number and a picture of the vehicle, including license plate, if possible. Management will verify and contact the tow service at the next available opportunity.
Can I sign up for my Utility Provider smart thermostat program?

How do I schedule a tour and apply for a unit?
  • Available units are listed on our website. Please schedule a tour with our leasing team before applying for a unit. Application fees are non-refundable.
  • When you are ready to apply, please complete our online application.
  • As a general rule, units can be held for up to 30 days from the current date or 30 days from the date available, whichever is greater. Once an application is approved and the lease is sent, the applicant(s) have 72 hours to sign the lease. All deposit amounts must be paid within five days of lease execution. Application fees are non-refundable.
What are the application requirements?
  • All persons living at the property who are 18 and older must submit a complete application.
  • Income must be 3x the monthly rent or greater, verifiable over the most recent three-month period.
  • Pass credit(650 minimum), criminal, and rental history screening criteria
  • Be able to pay your deposit within five days of lease signing and your first month’s rent before the lease start date.
  • Some rental requirements may be waived with an eligible cosigner having a credit score of 650 or higher and making 5x the monthly rent or greater.
What is your pet policy?
  • Pet policies vary by property. Please refer to individual listings for more details, and contact our staff with additional questions. View our breed restrictions HERE.
  • In general, there is a maximum of 2 pets per unit; the max pet weight is 45 lbs, and the max combined weight is 60 lbs. Signed pet addendums are required before any pet is on the property. Pets must be spayed/neutered and current on vaccinations.
What is your smoking policy?
  • All properties have a strict no-smoking policy, including, but not limited to, cigarettes, marijuana, etc.
Renters Insurance:
  • Renters insurance is required for all units. The policy must have a minimum of 300k in liability coverage, and the property owner must be listed as having “additional interest.” If you currently have auto or other insurance, you may reach out to that agent for a quote, or here are some referrals: Renters Insurance Referrals

How do I end my lease?
  • All leases require a notice to vacate. Please refer to your lease for specifics.
  • Once you have moved out, labeled keys should be dropped off in the office drop box.
When will I get my deposit back?
  • Kansas and Missouri law provides 30 days for deposits to be returned. All deposits and final statements will be mailed to the forwarding address provided. If no forwarding address is provided, mail will be sent to the last known address.
How do I schedule a move-out inspection?
  • Please contact our office for available dates and times. Inspections are only scheduled after the lease has expired. Keys must still be returned by the lease end date, regardless of the inspection date.
